Raising the Bar on Glam: Is Your Next Dream Home Here?

Shanghai is one of the hottest real estate markets on the planet, and real estate giants are scrambling to one-up each other when it comes to designing luxury homes with the latest technology, best-coiffed landscapes, and most insane accoutrements (prepare yourself for the 900m2 infinity pool and PGA grade golf course) - all in an effort to attract the city’s big spenders.

 


So where exactly are the Shanghai elite bedding down these days? Let’s take a look at some of the most coveted current and future addresses from China’s top ten luxury housing brands:

 

CIFI Group | “Bo Yue”



 Riverside Bo Yue, CIFI Group, Shanghai

Second-hand house average price: RMB 120,000/m2


CIFI Group’s Bo Yue high-end housing has already raised the bar on glam (and guì) with their complex in Suzhou and other crème-de-la-crème first- and second-tier cities, with homes costing more than double the average city price. They’ve since unveiled Riverside Bo Yue, luxury mansions just a 1.2km stone’s throw from the actual Huangpu River in Lujiazhui. On their first day of sales in 2015, the group raked RMB 100 million.

And it doesn’t stop there for the luxury Bo Yue. For those whose distinctive taste lean more toward villas à-la-français, the group has a development in the Shanghai suburbs, near the Wusong River (aka Suzhou Creek) and the Shanghai Auto Expo Park. The on-property 18-hole standard PGA championship golf course is, shall we say, par for the course.

 

Greentown | Rose Garden

 


Known for making opulent flower gardens a staple of the Chinese luxury housing, Greentown Rose Garden complexes lives up to their name, focusing less on developing their luxury housing in prime locations and more on finding the right environmental surroundings or land with interesting historical context.

A very far cry from an American suburb, no two buildings in Shanghai’s Greentown Rose Garden look the same. Located out near the Shanghai Qizhong Forest Sports City, the development amalgamates designs from around the world, with more than 80 different architectural styles in the whole community. Homes are 700-2,000m2, but their courtyards area could be as much as 1,200-5,000m2. So many al fresco dining possibilities! Since the complex is built around river tributaries, buyers could also opt for a private island.

 

China Jinmao | Jinmao Mansion

 


Jinmao, whose name you may know from urban landmarks across China, doesn’t just build up. They’ve also got a line of thirty mansion developments across the country.

 

Jinmao Mansion, Daning, Shanghai

Average price: RMB 130,000/m2

 

These are the luxury homes of the future. Using smart technology apparently imported from all over the world, they basically keep their residents in a bubble -- maintaining constant temperature, humidity, and oxygen levels at all times, and regulating sound and light. It’s a health thing.

 


They’ve got some notice for the concept too, winning the UK’s “BREEAM Certificate” and Samsung’s “Green Tomorrow” certificate.

 

West Suburban Jinmao Mansion, Shanghai

Average price: For sale, price is undecided

 

The latest instalment of the Jinmao Mansion series in Shanghai, these smart luxury homes have an art deco spin, but the park-centered layout is inspired by French landscape design.

 

Tahoe | Courtyard

 


Despite the name, there is no snowboarding inside the Tahoe Courtyards.

 


Far from it actually. These luxury homes, with 20 developments in major cities, are all about incorporating elements of Chinese cultural heritage and decoration to create peaceful, balanced living environments.

This one is located in Xinjiangwan City, surrounded by 2,200 acres of original parks and the famous Fudan University. It’s got a new-and-old school thing going on, with smart technology systems in the homes, but a design inspired by Fuzhou’s “three lanes and seven alleys” urban design, where spacious courtyards are hidden down narrow lanes.

 

Sunac | Yi Hao Yuan Xi [Number One]

 

 

Well the name really says it all.

 


But for a bit more info—the “Number One” developments are top of the line, lucrative developments from Sunac. In Beijing, their West Chateau turned RMB 6 billion of land into RMB 20 billion of real estate profit. Onwards and upwards!

Since each of the Sunac “Number One” developments are tailored to the spirit of the city, this development has gone with a Shanghai standard: river views. Somehow every since apartment in the development, located at the World Expo Exhibition and Convention Centre, has a river view, with the best one having a 270 degree panoramic view. There’s also a one-of-a-kind 900m2 infinity pool… just when you thought infinity couldn’t get more infinite.

 

 

Sunac | Peach Blossom Valley

 

Peach Blossom Valley in Suzhou

 

Okay so apparently not “Number One” but still awesome. Sunac’s Peach Blossom Valley complexes are said to be textbook-grade Chinese-style villas. They’ve got traditional handiwork by master craftsman, and they’ve gone all in on the gardens…or valleys…with 10 different types of classic gardens with over 100 different kinds of plants.

Located south of the Bund, Shanghai’s Peach Blossom Valley has taken inspiration from China’s 12 greatest classical gardens, including Lion Grove Garden, The Humble Administrator’s Garden, Lingering Garden, Wangshi Lin, Mountain Villa with Embracing Beauty. Each of the 200 courtyard villas will have their own section of garden to nurture (or pay someone else to nurture) as they see fit.

 

Star River丨 “Star River”

 

Star River’s attention to design detail is OTT meticulous. Know for their quality in the industry, they uphold a list of 112 standards for engineering, garden and property management. Example? They literally number every single stone in the complex.

At the Huamu International Community at Star River, there’s a over 1,000 different kinds of vegetation in the community, over 2,600 tons of yellow wax stones (hmm, that’s a lot of numbering….), a large expanse of water, and also a huge fantasy swimming pool.

Minhang district’s Shanghai Star River has its own boutique hotel, commercial street, and even a middle school. It’s also quite spacious with more than 100m of space between each of the houses, which come in styles from tropical to Jiangnan, and plans for almost 20,000m2 of waterscape gardens. They’re also upping the pool game with a swimming lake.

 

Longfor Properties丨“Yan Lan”

Defying Shanghai’s persistent sea-level flat topography, this Qingpu district development is built to make you feel like you are in the mountains, using sunken courtyards and terraced lofts to create this effect. And simultaneously it’s supposed to make you feel as though you’ve been on holiday to the Mediterranean, presumably because it’s built along a natural waterfront. The complex will include multiple gardens and a central developed “romantic” area.

 

Vanke丨Emerald

  

A leading China real estate developer Vanke got its start in Shanghai, but has since expanded across the country.

Emerald Riverside is a mega project of 500,000 square metres in Lujiazhui, and the most expensive residential project of Vanke has launched in the past 30 years.

 


Situated 250m away from Huangpu River, the exclusive 9 buildings are literal glass houses, enjoying 270-degree view of the scenery, which includes Lujiazui and the river.

 

Emerald Albany, Vanke, Shanghai

Living up to its verdant name, the Emerald Albany will have 40,000m2 of green space surrounding its high-end residential buildings, located just near Kaide Cloud Nine Shopping Centre and Joy City.

Vanke’s Emerald Park, besides having multiple gardens and landscaped area, is also quite “green.” Designed in partnership with a major North American design company, the Pudong development focuses on technology and environmental protection. Not only does it incorporate 40 environmentally friendly types of technology, it’s also electric vehicle friendly.

 

Greenland Holdings丨“Hai Po”

  


Greenland’s Hai Po line is found in Toronto, London, New York and Syndey—with ground broken on four continents of the world.  

 


Their four Shanghai-based developments are found in the choice locations, centered around either prime natural settings or business locations. These include spacious and green Sheshan area, bustling Xuhui, and the banks of the Huangpu River.

The Hai Po piéce de la résistance: integrating 5A offices, art centers, culture and residences. In the past seven months alone, it has made a whopping 4 billion sales, meaning that it firmly occupies half of all transactions in luxury houses. Whoa.

Situated on the banks of the Huangpu in Luwan, Haipo Rihui is a pioneer of the “green” housing system.

The green Haipo Yuhui is located on the inner ring of Suzhou Creek in community designed for park-like peace and quiet. It’s got the bells and whistles of the homes of the future: interiors are equipped with air purifiers, floor heaters, RFID family identification, and sensors geared to optimize healthy environment.
