本方案通过对极具地方特征的红树林进行拟态表达及生态概念提炼,形成支撑整个方案的逻辑构架,在规划构成、建筑形态、生态理念及空间序列等方面充分发掘红树林的形态价值及生态价值,形成绿色、低碳、高效、宜居的生态型城市地标。

Thehalodrymium is characterized by mimic expression and ecology concept, whichforms the logical framework to support the whole scheme. It can fully explorethe mangrove's ecological value in the aspects of planning structure,architectural form, ecological concept and spatial sequence. To build a green,low-carbon, high efficiency and livable eco-city landmark.

思路分析 TRAIN OF THOUGHT

 

一、HALO(闭环):

 

1.生态闭环:

通过建筑中间的生态核心,形成自身的能量循环系统。生态核心主要包含光、风、水、废物等几个系统。

(1)光系统:利用光导纤维,充分吸纳当地充足的光照资源,使塔楼中间、裙房内部及地下空间获得采光,形成无处不在的花园。

(2)风系统:利用红树林气生根原理,通过±0.000标高与塔楼屋顶的风压差,形成建筑中部送风系统,在塔楼内部结合建筑表皮形成放射性的自然通风,解决了点式塔楼通风不良的问题。

(3)水系统:收集雨水及生活污水,作为区域景观灌溉及生活清洁之用,并借鉴红树林根系的泌盐现象,采取高负压,从所汲取海水中获得生活淡水及食盐。

(4)废物系统:将代谢废物通过生态核心输送到地底,并结合导入到地下的适度光照,形成以微生物和喜阴植物为主的地下农场,力图做到零污染与零排放。


1.Ecological Halo

Ecologicalcore mainly contains light, wind, water, waste and several other systems.

(1)Light system: through the using of optical fiber, the podium and undergroundspace in the middle of the tower can obtain the local adequate light resources,and at the same time the space can be made ubiquitous gardens.

(2)Wind system: according to the principle of mangrove rooting system, the pressure difference between ±0.000 elevation and tower roof can make the indoor wind flow. Thissystem form the central air supply system in the building interior with theradioactive natural epidermis ventilation which can solve the point towerventilation problem.

(3)Water system: the system can collect rainwater and domestic sewage as theregional landscape irrigation and living cleaning purposes. Through learningfrom mangrove roots salt secretion phenomenon, we can get fresh water and saltfrom the sea by using high negative pressure tech.

(4)Waste treatment system: the metabolic waste through the ecological coretransported to the ground, combined with the introduction into the ground ofmoderate light, the formation of microorganisms and hi-yin-based underground farms,trying to achieve zero pollution and zero emissions.


2.健康闭环:

空中健身长廊,联系四个地块的空中健身长廊使整个建筑全的居民都参加到健身活动中来.公共活动区,将人群活动区域整体抬高,结合塔楼形成交错有序的活动平台,穿行其间仿佛置身于森林之中。

2.Healthy Halo

TheAerial Fitness Corridor connect the four parcels so that the residents of the entirecondominium can participate in fitness activities. Public activities area,raise the overall activity area by 2 floor, combined with the tower to form astaggered activities of the platform. When walking through the platform as ifyou are staying in rain forest.

3.力学闭环:

吸纳红树林纵横交织的枝干体系及形成整体的地下根系,建立构件编织系统,形成整体式结构。

3.Structure Halo

Thestructure of halodrymium root system can fix the earth and make the mangrovetogether to prevent soil erosion which can also be learnt to form our building foundation.

二、DYNAMIC(活力):

1.景观活力:

充分吸纳周边海景。350套高端住宅均为海景住宅,同时通过标准层错动形成2.4万平米室外平台,其中85%直接面向海景。1032套普通住宅中有915套直接面对海景,达到88.7%,户外露台面积达4.8万,其中60%直接面向海景。

Wedesign 350 suites sea view hotel apartment with 24 thousand meter squareoutdoor platform. 85% of them have the best view of the sea. 88.7% ofresidental apartment can obtain the best view of the landscape with 48 thousandmeter square outdoor platform.


2.交通活力:

充分遵从TOD开发模式,地面一层为车行干道、临时停车及物流集散,在剥离人行干扰的前提下极大提升运输效率,步行系统起点提升至24m标高,形成空中集散平台,最大化人车分流。

2.TrafficDynamic

Fullycomply with TOD development model, the ground floor are for the car trunkroads, temporary parking and logistics distribution. In the stripping of peopleunder the premise of interference to enhance the transport efficiency, makepeople and car streamline separated.

3.智慧活力:

使用电子工具辅助人眼构深化本区域的心理认知,利用无处不在的WIFI覆盖、定制APP,结合定位、导航、租车、预定等功能,在人群中形成与现实充分整合又拥有更好的可达性及信息深度的电子城市。

3.AIDynamic

Thecity we build are full of AI system. You can use WIFI and our APP to know whatis going on inside the city. You can book the taxi, book the even you can remote control your household appliances.

三、CONDOMINIUM(社区):

1.多尺度社区:

将共享空间进行尺度分级,首先是24m标高的人行平台,其次是每个塔楼底层的公共服务大厅,再次是特定高度的共享空间,如空中健身长廊及戏水长廊,最后是每层共享花园。


1.MultiscaleCondominium

Wedivide the space into three parts. Firstly we make a big platform at 24 meter`sheight, then we set the public service hall underground every tower in order tolet the residental get any help in the shortest time.

Atlast we set many Halo at different height for public swimming pool and garden.


2.双维度社区:

社区功能分布为水平及垂直两个方向,水平方向通过人行平台整合星级酒店、酒店式公寓、办公物业及各种级别住宅,形成了从海景到内陆、从公共向私密的过渡,垂直方向上,通过空中健身长廊、戏水长廊及依附塔楼存在的20余个休闲中心,形成垂直方向功能混合的社区,达到服务空间社区化,将传统意义上的二维服务半径概念扩展成三维的服务球,其半径控制在25m以内。

2.3D Condominium

Thefunction of the condominium can divide into 2 parts. The hotel, hotelapartment, the service part and business part form the transition of sea viewand land view, the public space and private space. The tower form the verticaltraffic, through passing air fitness corridor, swimming corridor and attaching20 leisure center, forming a vertical mixed function of the community. Thepublic service space can serve 25 meter`s radius.

3.半定制社区:

引入远程定制方式,采用更有弹性的3d垂直挤压技术,使得客户可以在特定空间内随心所欲地生成个性化图纸并远程传输到现场使用,以应对业主对户型的不同需求,如代际数的变化、家庭人口的变化、使用需求的变化等等。

Ourinterior space can be custom made, you can design it by your own mind and webuild it for you.

地块构成 BLOCK COMPOSITION

A地块A-plot:

A地块设计主旨为“区域形象,会展核心,金融终端,旅游起点”,整合星级酒店及高端酒店式公寓,塔楼设置天空大堂、餐厅、泳池等特色设施,景观价值最大化,裙房引入开敞式退台商业,包含购物中心,约5万平米免税店,餐饮,商业,办公或健康中心,四岛规划展览,销售中心,水上娱乐,可游至海边的泳池等,着力打造“森林城市”区域门户,成为促进新马紧密合作和融合的前置跳板。

The theme of A plot is "regional image, exhibition core, financialterminal, starting point of tourism". We integrate the star hotel andhigh-end hotel-style apartments, towers, also set up the sky lobby, restaurant,swimming pool and other special facilities, to make the landscape valuemaximization. Business Center, Four-Island Planning Exhibition, Sales Center,Water Recreation, Swimming Pool to the Seaside, etc., We strive to build a"forest", including the shopping mall, about 50,000㎡ duty-freeshops, catering, business, office or health center.


B地块B-plot:

B地块设计主旨为“度假胜地,教育先锋,医疗示范,宜居家园”,重点打造高端住宅,并引入微观服务半径可达整个“森林城市”,中观服务半径可达新马两地,宏观服务半径遍及整个亚太地区的居住服务设施,秉承生态宜居的设计理念,打造可持续发展的绿色生态高端居住社区,成为亚太地区乃至全世界高端人士度假商旅与房产投资的首选。

The theme of B plotis "resort, educational pioneer, medical demonstration, livablehome". We focus on building high-end residential, and introduce themicro-service radius to the "Forest City", meso-service radius canserve Singapore and Malaysia, macro-service radius can serve all over theAsia-Pacific region. The residential service facilities uphold the ecologicallivable design concept to create sustainable green ecological high-endresidential communities, to be the Asia-Pacific region and the world high-endholiday business travelers and real estate investment preferred.

C地块C-plot:

C地块设计主旨为“休闲居所,换乘中心,娱乐先导,购物天堂”,塔楼结合小户型住宅,成为扩展容积率、促进资金回笼的重要开发区域,并结合轻轨站,打造服务整个森林城市的换乘中心,结合东侧交通中心,进一步强化森林城市的可达性与交通辐射能力,并引入两层停车,成为到达森林城市的交通服务中心,同时借助交通便利条件,引入高端商业,同A地块商业整合,激发区域商业活力,聚集人气

The theme of C plotis "leisure accommodation, transfer center, entertainment guide, shoppingparadise". The tower with small apartment become the expansion of volumerate, also can promote the return of funds. When combined with the light railstation, build services can throughout the forest city. And the traffic centerin the east side can strengthen the forest city accessibility and trafficradiation capacity. The introduction of two layer parking can make every carowner reach the forest city traffic service center with convenienttransportation conditions. The introduction of high-end business, with the Aplots commercial integration, can stimulate the regional business vitality,gathering popularity.

D地块D-plot:

D地块设计主旨为“休闲居所,产业配套,服务集散,精品物业”,住宅塔楼与C地块定位趋同,进一步提升容积率,加速资金回笼,同时引入写字楼及商住为主的办公物业,丰富整个森林城市功能构成,作为教育、旅游产业配套,裙房引入两层停车,辅助B地块解决停车问题,成为整个森林城市的物流集散、物业服务中心。

The theme of D plot is: “Leisure accommodation, industrial facilities,service distribution, quality of property”. We make D plot to enhance the floorarea ratio and speed up the return of funds, while the introduction of officespace and office-based office and commercial properties, the main floor of theresidential property can vivid the composition of the forest city functions. Asthe educational, tourism industry supporting, we design two layer parkingspace, to auxiliary B plot to solve the parking problem.  We make D plot the forest city logisticsdistribution, property service center.


户型分析 RESIDEANTIAL STYLE ANALYSIS

1.建筑核心有贯通生态核心,结合生态核心促进平层的自然通风,解决了点式住宅通风不佳的问题。

2.所有房间均有采光,包括卫生间、餐厅、更衣室等。

3.客厅、卧室均直接获得海景。

4.洗手间采用浴室、卫生间、盥洗室三分式设计,保证干湿分区。

5.盥洗室采用双手盆设计,方便同时使用。

6.每户均获得入户花园以及海景平台。

7.结合生态核心,每层均获得共享花园。


1.The ecological core go though inside the building, promoting the naturalventilation of the flat floor.

2.All rooms have nature lighting, including bathroom, dining room, changingroom and so on.

3.Living room, the bedroom are directly access to the sea.

4.Shower room, toilet, washroom follow the three-fractional-design, toensure partition of the wet and dry .

5.The washroom is designed with double wash basin, which is convenient touse at the same time.

6.Each family can get home garden and sea view platform.

7.Combined with the ecological core, each layer can share a public garden.
