AREP NEWS | AREP won the first prize for the master plan for integrated TOD of Chongqing Rail Transit Line 1 (from Bishan Station to Majiayan Station) and the design scheme for TOD of demonstration stations

2021年4月,法国AREP设计集团+中国建筑西南设计研究院+戴德梁行房地产顾问(重庆)联合体设计的重庆市轨道交通一号线(璧山站至马家岩站)TOD综合开发总体策划及示范站点TOD综合开发设计项目中荣获评审第一名。重庆市规划和自然资源局、重庆城市交通开发投资(集团)有限公司联合主办了此次方案征集工作。

In April 2021, the consortium comprising AREP, CSWADI and Cushman & Wakefield (Chongqing) won the first prize for the master plan of the integrated TOD of Chongqing Rail Transit Line 1 (from Bishan Station to Majiayan Station) and the design scheme of 4 TODs demonstration stations. The scheme solicitation was jointly held by Chongqing Municipal Commission of Planning and Natural Resources and Chongqing City Transportation Development & Investment Group Co., Ltd.


磁器口站TOD Ciqikou TOD


TOD,就是“以公共交通为导向”的城市发展模式,是以轨道交通站点为中心,以600~800米(约10分钟步行距离)为半径进行高强度集约化开发,打造集工作、商业、文化、 购物、娱乐、出行、居住等于一体的混合功能区,实现生产、生活、生态高度和谐统一。
TOD refers to a public Transit-Oriented urban Development model, which allows intense development within 600m - 800m (about 10 minutes' walk) around a rail transit station to create a functional area integrating work, business, culture, shopping, entertainment, travel and living and achieve a high degree of harmony and unity among production, life and ecology.

TOD的本质是“建轨道就是建城市”,倡导城市功能与空间的高度混合、围绕站点圈层式高强度开发、公交优先的以人为本的交通体系和城市中心再复兴等原则,目标是创造更便利、更宜居、更和谐的美好生活和美丽城市。

TOD, in essence, means that “to build a rail is to build a city”, advocating the principles of highly mixed urban functions and space, intense development around a station, human-oriented transportation system with priority to public transportation and urban center rejuvenation, etc. The goal is to create a more convenient, livable and harmonious life and a beautiful city.

本次征集包含两个设计范围:一是轨道交通1号线(璧山站至马家岩站)总体策划,规划面积约 1991 公顷。二是轨道交通1号线微电园站、赖家桥站、磁器口站、马家岩站 4 个示范站点综合开发策划和城市设计,规划面积约 659 公顷。

This solicitation includes two design scopes. The first design scope covers the master plan for Chongqing Rail Transit Line 1 (from Bishan Station to Majiayan Station), with a planning area of about 1,991 ha. The second design scope covers the integrated development planning and urban design for four demonstration stations including Weidianyuan Station, Laijiaqiao Station, Ciqikou Station and Majiayan Station, with a planning area of about 659 ha.

一号线从“历史母城”出发,途径“人文之城”、“科学之城”,最后通往璧山,是文化-科技融合、实现重庆TOD发展愿景的重要抓手。TOD开发是促进城市可持续发展,优化城市空间的重要途径。重庆作为组团式发展城市,需要以TOD为工具激活老城区,提升碎片土地价值;串联新城区,促进新土地特色化开发。

Chongqing Rail Transit Line 1 starts from the "Historical Mother City", passes through the "City of Humanities" and the "City of Science" and leads to Bishan, as an important element for the integration of culture and science and the realization of Chongqing's TOD vision. TOD is an important way to promote sustainable urban development and optimize urban space. Having developed inclusters, Chongqing needs TOD as a tool to revive its old urban areas, enhance the value of fragmented lands, link new urban districts and promote the development of new areas with special features.

设计通过站点能级、产业模式、核心元素XYZ三维模型,将一号线定位为“传承之轨·创新之路”,以母城记忆、城市复兴、人文传承、科技创新四大板块,打造多元矩阵发展典范,形成极具特色的站点定位及发展引擎。

Through the three dimensional model of station level, industry model and core elements, AREP has positioned Chongqing Rail Transit Line 1 as "the heritage track and the road to innovation", creating a model of diversified matrix development with four major sectors - memory of mother city, urban rejuvenation, humanistic heritage and technological innovation, forming a very distinctive station positioning and development engine.

重庆市轨道交通 1号线微电园站TOD、赖家桥站TOD、磁器口站TOD、马家岩站TOD分别从区域分析及基地研读、业态策划、设计概念、总体规划、未来TOD枢纽之城、人性化基础设施之城、生态共荣与绿色出行之城、弹性融合之城、多元化创新之城、站城一体化等方面展开阐述。

Weidianyuan Station, Laijiaqiao Station, Ciqikou Station and Majiayan Station are elaborated from their respective regional analysis and base study, industry planning, design concept, master plan, future TOD hub city, humanized infrastructure city, ecological co-prosperity and green travel city, flexible integration city, diversified innovation city, and station-city integration.

站点地块内有两座地铁车辆段,地块升值潜力大,但也对城市空间产生了巨大的割裂。同时,基地南北高差巨大,慢行联系极为不便。针对一现状,AREP提出了一下设计策略:设计整合功能,一体化设计居住、商办、文体等功能,赋予地块新活力。建立“一带两轴”的规划结构,缝合城市、破除高差障碍。以文体公园为核心延伸,完善城市绿网。

There are two depots around the station, and the land has great potential for appreciation, however the depots severely fragment the urban space. At the same time, the height difference between the north and south of the base is huge, and the slow connection is extremely inconvenient. In response, AREP proposes the following design strategies: design integration of functions, and integrated design of residential, commercial, cultural and sports functions, to give the site new vitality. A planning structure of "one belt and two axes" is established to stitch the city and break the vertical drop. The cultural and sports park is a key extension to improve the urban green network.

优化车辆段沿街设计,激活城市空间的魅力。结合地形,打造立体交通,保证各标高车行抵离畅通。通过绿廊、人行桥、缆索铁路等手段化解高差,联系各功能区,形成完整生态的城市慢行系统。形成了“一核三组团多廊道” 发展结构体系,旨在打造文体主导、生态复合的城市服务新中心。

The streets design around the depots is optimized to activate the charm of the urban space. 3-D traffic is created according to the landscape to ensure smooth arrival and departure of vehicles at different heights. Green corridors, pedestrian bridges and cable cars are used to resolve the height difference issue, linking the functional areas and forming an ecological slow-mobility system. The development structure of "one core, three clusters and multiple corridors" creates a new urban service center that is culture and sports-oriented, and ecologically complex.

磁器口站TOD:

Ciqikou TOD:

位于以 “山水人文城”为总体定位的沙坪坝区,毗邻重庆名片磁器口景区,人气非常高。除此之外,站点周边还聚集了红岩广场、渣滓洞、周公馆等红色革命历史纪念地。

It is located in Shapingba District, which is positioned as the “City of Landscape and Humanities”. The site is next to Chongqing Ciqikou, a famous and popular area in Chongqing, and surrounded by Red Rock Square, Refuse Pit, Zhou Gong Guan and other historical monuments of the Red Revolution.

设计通过优化道路、建立缆车、改造功能,创造山水慢行走廊,加强东西向慢行联系,完善区域慢行系统。结合站点的下沉广场设置旅游服务中心,强化主要节点之间的连接。创建5-10分钟的磁器口景区公交环线。

The design creates a slow-walking corridor along mountains and waters by means of road optimization, cable car installation and function transformation, to strengthen the east-west slow traffic connection and improve the regional slow traffic system. A tourist service center is set up on the station’s sunken plaza to strengthen the connection with major nodes. A 5-10minutes’ bus loop is built in the Ciqikou scenic area.

Laijiaqiao TOD:

项目位于歌乐山脚下,生态资源丰富,周边又有张治中故居等历史文化资源,但被基础设施分割,临近站点土地又被长途汽车停车场占用。针对以上情况,设计通过移动长途汽车停车场,重新梳理枢纽交通,考虑在地铁停车场增设盖板,增加可开发区域。创建以赖家桥站为中心,多维度慢行系统,既能扩大TOD效能,又能提升土地价值。延展绿色网络,设置公共空间,将绿色引入社区内部。

The area is located under the Gele mountain, with rich ecological resources and historical sites like Zhang Zhizhong's former residence, but the land is divided by the long-distance coach parking space. We suggested to relocate it, reorganize the traffic hub, and cover the subway parking lot to increase the developable area. A multi-dimensional slow-mobility system is created with Laijiaqiao Station at the center, to expand TOD effectiveness and enhance land value. The green network is extended and public spaces are set up, to bring greenery into the community.



交通设计优化片区路网,对外衔接顺畅,增加2km支路,完善片区服务路网,优化片区公交系统,增加短距离穿梭巴士,重新组织枢纽交通,客流接驳距离不增加完善区域慢行系统,增加立体度,保持顺畅连接。

The traffic design optimizes the regional road network with smooth connections and 2km long additional branch roads, improves the regional service road network, optimizes the regional bus system with additional short-distance buses, reorganizes the hub traffic without increasing passenger connection distances, improves the regional slow-mobility system and increases the three-dimensionality.

微电园站TOD

Weidianyuan TOD:

位于重庆西部科学城,未来规划有2条地铁线,交通便利。微电园地区以其融合平原与山地的特色,展示重庆风貌。我们在平原地形上,尊重原有网络,发展慢行矩阵系统。绿色生态的西永中心广场是本区域的重要元素,将在塑造区域形象、吸引人才和引入创新产业等方面发挥重要作用,并将成为产城联动,功能多元的商贸一体型新中心典范。

It is located in the Science City in the west of Chongqing, where two subway lines are planned for convenient transportation in the future. The Weidianyuan area is characteristic of Chongqing's landscape with its blend of plains and mountains. We respect the existing network and develop a slow-mobility matrix system on the plain terrain. Xiyong Central Plaza, green and ecological, is an important element of the area, and will play an important role in shaping the regional image, attracting talents and introducing innovative industries, and become a model of new integrated business center with industry-city linkage and diversified functions.



强调中心广场,增加绿化,将绿色从森林公园引入城市。规划慢行矩阵系统,密化中心广场与社区绿化之间的连接。打造TOD核心环,连接重要的空间节点。片区路网完善,对外衔接顺畅优化片区公交系统,增加短距离穿梭巴士。结合轻轨站标高,打造立体型的绿色慢行系统。

The central plaza is emphasized with more greenery, to bring vegetation from forest parks into the city. A slow-mobility matrix system is planned to densify the connections between the central plaza and the community green spaces. A TOD core circle is created to connect the important spatial nodes. The regional road network is improved for smooth connection, and the regional bus system is optimized with additional short-distance buses. A 3-D green slow-mobility system is set up following the elevation of the light rail station.



步出车站,我们通过便捷的高架人行环路在交通设施与商业建筑中自由往来,一览无遗的自然景观与城市风貌随之展现,树立了城市与自然完美平衡的典范。

Stepping out of the station, one can move freely between the transportation facilities and the commercial buildings through a convenient elevated pedestrian loop, and enjoy the natural and urban landscape around. A model of perfect balance is set between city and nature.

本次示范站点设计在遵循TOD开发普遍原则的基础上,深入解读场地资源文脉,因地制宜,发掘内涵,生动展现重庆1号线“科学+人文”的TOD开发特色!
Based on the general TOD principles, this design deeply interprets the resources of the sites, adapts to the local conditions, explores the connotations, and vividly shows the TOD characteristics of "science and humanity" of Chongqing Rail Transit Line 1.
