近日,法国AREP设计集团联合杭州中联筑境建筑设计有限公司及浙江华展工程研究设计院有限公司,在下应南车辆基地上盖及周边区域综合开发项目城市设计国际方案公开征集中获得第一名,成功中标。

Recently, AREP, together with CCTN Architectural Design Co., Ltd. and Zhejiang Huazhan Engineering Research and Design Institute Co., Ltd., ranked first in the international public solicitation for the urban design of the comprehensive development project of the upper cover of the NingBo Xiayingnan Depot and surrounding areas and won the bid.

作为“一带一路" 和长江经济带两大国家战略的交汇与转换枢纽,宁波积极创建" 一带一路" 综合试验区,立足国内、面向国际,引领双向开放。下应南片区是宁波中心城与东钱湖片区的串联纽带,也是南部商务区与东部新城的连接枢纽。围绕首南东路发展轴,下应南需与周边商务区、高教园、旅游度假区、产业园区、生活组团等协同并错位发展。

As a hub, intersection and transformation of the two national strategies including “B&R” and the Yangtze River Economic Belt, the City of Ningbo is actively developing itself in a “B&R” comprehensive pilot area. That leads to the two-way opening based on the domestic market and facing overseas markets. Xiayingnan Area is a link between the center of Ningbo and Dongqian Lake Area, as well as a bridge between the Southern Business District and the Eastern New Town. Around the development axis of Shounan East Road, Xiayingnan develops with surrounding business districts, higher education parks, tourist resorts, industrial parks, and residential areas.

整体布局 Overall layout

区域由生态绿廊环绕,科研创新片区位于两大TOD核心之间,并通过科创服务发展轴串联南北两侧的高端居住片区;东西向延续“产学研”发展轴,串联西侧的配套服务片区与东侧的未来产业片区。十字轴线的交点为:”科创服务+盖上活力“双核心。

Surrounded by ecological green corridors, the scientific research and innovation area is located between the two TOD cores, connecting the high-end residential areas on the north and south sides through the science and technology service development axis. In the east-west direction, the project is an extension of the “industry-university-institute” development axis, connecting the supporting service area on the west side and the future industrial area on the east side. The intersection of the cross axis is composed of double cores: scientific innovation service + covering vitality.

交通设计 Traffics design

针对片区内轨道交通线网,设计从提升轨交服务衔接范围,减少乘客换乘次数,增强最后一公里服务水平的三个维度,确定与场地实现强连接的三线三站。

For the rail transit network in the area, three lines and three stations that are strongly connected to the site were determined considering both horizontal and vertical directions including improving the connection range of rail transit services, reducing the number of passenger transfers, and enhancing the service level of “the last kilometer”.

结合场地及周边水系条件,对部分节点的道路竖向进行微调,开通水上巴士系统,衔接场地内外主要功能节点。在车辆段上盖15米增设内部接驳公交,串联两个地铁站、盖上居住组团、学校等配套设施。

Combined with the water system conditions of the site and the surrounding environment, the roads at some nodes were fine-tuned in the vertical direction, and a water bus system was opened to connect the main functional nodes inside and outside the site. An internal connection bus is added 15 meters above the depot, supporting facilities such as the two subway stations, residential communities and schools on the slab connecting together in a loop.

轨道站点与功能业态契合,道路等级与开发规模吻合,出行方式与资源禀赋结合,助力实现交通运行和城市发展的齿轮化互动作用。

By combining rail stations with functional formats, road grades with development scale, and travel modes with resource endowments, the project is to help realize the geared interaction between traffic operation and urban development.

生态设计 Ecological Design

为了设计可持续建筑,目标是减少建筑的能源消耗和碳足迹(体现+操作)。生物气候建筑是一种基于当地气候的建筑设计方式,其目的是调整能源效率,同时确保热舒适,利用环境资源。以下是我们为了达到最佳平衡而改进的参数:

In order to design sustainable architecture, the goal is to reduce the energy consumption and the carbon footprint (embodied +operational) of the building. Bioclimatic architecture is a way of designing buildings based on the local climate, with the aim of tuning towards energy efficiency while ensuring thermal comfort, using environmental resources. These are the parameters we improve to reach the best balance:

- 墙体和屋顶材料:陶土板、GRC、少量使用铝板,种植屋顶。

- Wall and roof materials:terracotta, grc, minimum use of aluminium, planted roof.

- 窗口:Low-e玻璃,气流控制,遮阳。

- Openings:low-e glazing, air flow control, sunshading.

- 暖通空调系统:热回收、加热冷却局部控制,自然通风混合系统。

- Hvac systems:heat recovery, heating cooling local control, natural ventilation mixed system.

- 可再生能源:太阳能光电板

- Renewable energy:photovoltaics

城市设计理念:水 · 晶 · 汇 · 城

Concepts of urban design: Water · Crystal · Gathering · City

水:河道和古桥以及其他历史遗迹被以一种新的方式被保留下来,并融入到新的城市空间和未来的城市生活中。水在设计中至关重要,将城市、公园、历史遗迹以及乡野紧紧串联在一起。一条条河道讲述着这座城市因水而兴的璀璨历史。

Water: river channels and ancient bridges together with other historical sites are preserved in a new way and integrated into the new urban space and future city life. Water is a key point in the overall design, connecting cities, parks, historic sites, and fields. The rivers tell the story of the splendid history of the city based on water.

晶:作为片区“智慧结晶的”智创晶城,是片区智创产业的核心,以正南北的方形重构城市秩序,塑造片区门户。

Crystal: As the “crystal of wisdom” in the area, Intelligent Crystal Center is the core of the intelligent industry in this project, it will reconstruct the urban grid with a north - south direction, and shape the gateway of the area.

汇 · 城:路轨汇聚,形成通达、高效交通条件,为片区交通出行奠基坚实基础。注入产业,引入商业,增加设施,增进连接,重塑界面,打造产城融合,空间咬合的未来下应。

Gathering · City: The rails converge here to form accessible and efficient traffic conditions, laying a solid foundation for smooth travel in the area. The project injects new industries and commerce, increasing facilities, enhancing connections, reshaping interfaces, and building up a Xiaying industry-city integration.

空间形态设计 Design of spatial form

一网:整个基地内近一半用地为建成区,基于现状的河道和地铁站点,同时考虑与东钱湖及宁波中心城区的联系,完善水系,绿地,路网,慢行,形成一个蓝绿交织,舒适宜人的城市基底网络。

One Network: Nearly half of the land in the entire base is built-up area. Based on the existing river courses and subway stations, while considering the connection with Dongqian Lake and the central urban area of Ningbo, the project improves the water system, green spaces, road network and slow lane circulation. It forms a sky-water interwining , a comfortable and pleasant base network for the city.

一环:基地核心区的南北各有一个地铁站,一条环形步道,一半在板上连接板上住宅社区,学校,中央智创城,一半在板下串联大小商业,各个科创街区,以及现状历史建筑和文化节点,并在南北端部直连地铁站点。

One ring: There is a subway station in the north and south of the core area, and a circular walkway, half of which are connected on the slab to residential communities, schools, and the Central Intelligent Center. The other half are connected with large and small businesses, science and technology blocks, and current historical buildings with cultural nodes in series, and directly leads to the subway station at the north and south.

一芯:在基地中央,车辆段咽喉区,遵循周边的城市肌理,以正南北向介入一组方形建筑群,配以标志性的“城市阳伞”,形成片区门户。这种肌理通过建筑,雨棚及慢行道向车辆段东西两侧延伸,形成一个无界的片区中心。

One core: Following the surrounding urban texture, in the center of the base, in the “throat” area of the depot, a group of square buildings is positioned in the north-south direction, with the iconic “urban parasol”, forming the gate of the area. This texture extends to the east and west sides of the vehicle depot through buildings, canopies and slow lanes, forming a borderless center of the area.

双核:围绕金达南路站与姜村站分别打造TOD节点,在地下及地上与周边建筑,以及车辆段实现多层次的慢行连接;同时,TOD节点周围集聚片区重要的商业综合体,超高层地标建筑以及特色城市空间,打造片区发展的引擎特色公共空间设计。

Two nodes: The project is to build TOD nodes around Jinda South Road Station and Jiangcun Station respectively, and to realize multi-level slow lanes connections with surrounding buildings and depots underground and above ground. At the same time, many important commercial complexes, high-rise landmark buildings and characteristic urban spaces in the area will be gathered around the TOD nodes, a feature public space design improving the development of the area.

双核TOD-金达南路站 TOD 

Dual Core TOD - Jinda South Road Station TOD

地下慢行呈环形流线,将地铁、商业、办公与板上住宅等业态紧密串联在一起。每条慢行走廊设置一个下沉广场,将自然光引入地下,形成高效舒适的地下空间环境。

The underground slow lanes is a circular flow line, closely connecting the subway, commercial, office and slab residences together. A sunken plaza is set up in each slow lane corridor to introduce natural light underground, forming an efficient and comfortable underground space.

双核TOD-姜村站 TOD

Dual Core TOD - Jiangcun Station TOD

考虑到地下车辆段出入线及地铁线路因素的限制,把主要联系设置在地上,以姜村站为核心,连通板上、周边业态、水系、公园等,形成有着独特体验花园式TOD。

Taking into account the limitations of the access lines and subway lines of the underground depot, the main connection is set on the ground. With Jiangcun Station as the core, the project is to connect the slab, surrounding businesses, water systems, parks and other elements to form a garden-style TOD with a unique experience.

智创晶城 Wisdom City

位于基地西侧的科创板块是未来片区的产业引擎,中央的科创服务中心通过慢行主轴连接板上科创集群,形成这个片区的核心。

At the west side of the base, the science and technology innovation board located is the industrial engine of the future area. The science and technology innovation service center in the center connects the science and technology innovation cluster on the board through a slow lane axis as the core of the area.

24mX24m的方形空间单元,可以帮助办公空间获得最佳通风和采光;城市阳伞,遮阳避雨,同时通过伞顶的晶片吸收太阳能,实现绿色能源利用。正南北的方向,呼应周边的城市肌理,重构城市的空间秩序;层层跌落的空间形态,实现了多层次露台,坐享自然美景。

This 24mX24m square space units can help the office space to obtain optimal ventilation and lighting; as an urban parasol, it provides shade and shelter from rain while absorbing solar energy through the pv panels on the top to achieve green energy utilization. The building right in the north-south direction echoes the surrounding urban texture and reconstructs the spatial order of the city; the setback space form achieves a multi-level terrace and presents the natural beauty.

宁波水街 Water Street, Ningbo

水是宁波更是下应的资源禀赋,一条条河道讲述着这座城市因水而兴的璀璨历史。

Water is an important natural resource in Ningbo, especially in Xiaying. The rivers tell the story of the splendid history of the city based on water.

设计通过多种方式与水形成空间互动。最为核心的基地西侧,穿过地块的河道,由慢行相伴,配合商业和小型文化建筑,形成片区的活力轴,两侧由退台式办公建筑围合,多层次的慢行系统和道路两侧层叠的共享露台,将活力水街与车辆段无限的拉近,形成一个从水街到上盖的连续城市空间。

The design interacts with water in a variety of ways. On the west side of the base that is the “core of the project”, through the river channel of the plot, there is a slow lane that cooperates with commercial and small cultural buildings to form an energetic axis of the area. At both sides, it is enclosed by setback office buildings. A multi-level slow lane system and cascading shared terraces on both sides of the road bring the energy of the water street and the vehicle depot infinitely closer, forming a continuous urban space from the water street to the upper slab.

下应“宗德里” Zongdeli in Xiaying

基地中的几座老桥和禅寺宗祠存贮着下应南的历史记忆,我们尝试最大化的保留这些历史印记,尤其是紧靠车辆段和地铁站的宗德禅寺。

Several old bridges and Zen temples and ancestral halls in the base still preserve the historical memory of Xiayingnan. We tried to preserve these historical imprints as much as possible, especially the Zongde Zen Temple close to the depot and subway station.

设计为寺庙让出广场,同时结合地铁站打造街巷式商业中心,并与庙前广场通过视线及慢行连接,形成一个商业和文化共融的城市节点,也是未来片区的打卡圣地。让历史和现代永续共存。

The design covers a square that was a part of a temple. A street-style commercial center was designed based on a subway station, connecting the square in the front of the temple through sight lines and slow lanes, forming an urban node where business and culture are integrated, and a “check-in” holy place for the area in the future. History and modernity will coexist here in perpetuity.
