咋整 | 国外的leasing role需要什么技能?

经常有同行说,Retail Leasing这行,入门门槛不高,做精做细困难,特别是成为所谓的行尊。国内的同行我们低头不见抬头见,在各种品牌活动发布会都可能见到。至于水平如何,根据六度空间理论,稍稍打听,是驴是马就差不多有谱。


小编偶然看到一个Westfield的retail leasing role的JD,觉得有点意思,跟诸位分享。


The primary role includes the leasing and management responsibility of the Specialty Leasing program(s) at Westfield World Trade Center and Fulton Center. The ideal candidate will have strong leasing, sales, financial, managerial and retail industry knowledge in the New York market. This role will require a unique skill set and candidate that is self-directed, highly detailed oriented and possesses the ability to work cross functionally in a fast paced environment to achieve the goals of the mall retail business.

Qualifications:

• 3-5 years’ experience working in a “high volume” sales, leasing, retail and or shopping center management function.

• Local and regional expertise in the New York real estate and retail market

• Strong financial acumen and working experience in developing/managing annual budgets, completing monthly forecasts and preparing NPV deal analysis.

• Must have ability to multitask in an extremely fast paced environment, influence and develop cross functional relationships and achieve moving deadlines.

• Self-starter who is highly engaged, organized, goal focused and strategic in planning their daily, weekly, monthly and annual priorities.

• Proficiency in financial and sales based software (salesforce, WLMS, Excel)

• Experience negotiating long term leases 3+ years is desired

• Four year college degree preferred.

  • 1-2点是基本的要求,小编看到第3点,就觉得这个有意思,可以跟你们分享。有financial acumen,会做annual budget,月度年度预测及完成,逆天的还有准备NPV分析,蛮有意思。这个在国内或者港资的公司基本没见到过。

  • Multitask,在高压项目下多核运行自己的头脑CPU,特别是筹备开业的项目,每个客户的情况都纷繁复杂,需要每个leasing的人非线性主动承担各种内部外部沟通的工作。

  • leasing只是一份炒鸡考验self planning能力的工作吧。。。

JOB RESPONSIBILITIES:

• Establish a detailed understanding of the Retail leasing programs at Westfield World Trade and Fulton Station to actively manage, lease and achieve both short and long term goals of the asset.

• Build a strong understanding of the New York retail market to help promote new retail opportunities with offline and online retailers.

• Manage the Specialty Leasing deal flow process with prospective tenant(s), lease administration, operations, visual merchandiser and tenant coordination to achieve budgeted and outlined RCD’s.

【admin,operations,TC都要懂,还有visual merchandiser都要懂,什么鬼。。。另外吐槽一下国内那些把admin,operations,TC什么都分的开开的,还分成那么多部门】

• Identify and secure appropriate retailers/prospects, uses and or concepts that align with the center merchandising/districting strategy across all three line items.

• Must have a strong understanding of leasing/mgmt. and primary business functions of retail and its relation to the negotiated deal points – Occupancy cost, NPV, % rent thresholds, LL work, tenant allowance.

【出租率多少,净现值多少,租金相对预算增减多少,给租户多少补贴,小编看到这里也是醉了,国外也是蛮多业主会给租户allowance的】

• Must possess financial and business acumen to formulate, develop and manage financial statements, business plans, forecasts and internal reports on a weekly basis.

• Be responsive and address all obstacles in a self-directed, timely manner. Be proactive and maintain a positive disposition while working across/with multiple internal departments

• Create a strong business development strategy that includes: local, regional and national retail concepts, while maintaining relationships with current retailers and prospective clients in greater New York market.

• Develop a strong understanding of the shopping center key statics; including: Sales (department store, small shop, theater, food court and mini majors), demographics, top sales categories/key retailers, market conditions and leasing’s most up-to-date activity.

• Align with permanent leasing, center management and the Retail National Accounts team to develop, maintain the proper merchandising/districting strategy for the center.
