杭州黄龙商务区一直是杭州商务办公的贵胄之地,也是最受世界500强青睐之地。而杭州黄龙万科中心的开发建设更是将蚂蚁金服、美图、众安保险、百度钱包、有赞科技为首的近50家新型企业的汇聚在了这个区域。到底是什么样的空间能够吸引到这么多的新型独角兽企业?
Hangzhou Huanglong CBD is always the place where attracting various business, and favored by fortune global 500 companies. With the development of Huanglong Vanke Center, nearly 50 emerging firms are gathered there, including Ant Financial, Meitu, ZhongAn, Baidu Walletand Youzan. What kind of spaces on earth could entice so many unicorns?
约40万平方米的建筑面积,9幢写字楼以及近7万平方米的商业。本次万科杭州选择与KPF、officema两支世界顶级团队合作,在杭州这样一个创新经济的代表性城市中,进行城市空间发展模式的探索与实验。对于新经济时代下城市需要什么样的空间、景观促进城市的再次发展与升级,KPF、office ma与杭州黄龙万科中心一直试图对这个问题给出个答案。
This Center covers a construction area of 400,000 square meters, and consists of 9 office buildings and 70,000-sqm commercial areas. Hangzhou Vanke worked in tandem with KPF and office ma, two world-renowned leading teams, to explore and practice urban development modes in such a representative city of innovative economy. And they three professionals attempted to meet the needs of new economy age and boost the redevelopment of city by spaces and landscapes.

创新是该项目建筑设计的核心,Brian Girard表示,KPF对空间的创新与排列组合有着很强的兴趣,在黄龙万科中心对新经济与知识创新的重视下,“知识盒子”的概念应用而生。
From Brian Girard’s point of view, innovation is at the core of this project. KPF has strong interests in the potential and combination of spaces,and Huanglong Vanke Center places great emphasis on new economy and knowledge innovation, leading to the concept of “Knowledge box”.

在设计时,把很多不同功能的独立的建筑物综合到一起,使建筑具有多样的复合功能。体现了多样性的同时又把一些没有关联的小平台都集中到一起,形成集中的公共空间。使空间更具包容性与开放性,让人们的工作与生活能够无缝衔接。
Different independent buildings are connected together to endow the Center with a diversity of functions, forming centralized public spaces. The site is designed to be more open and inclusive, ensuring a seamless transition between people’s work and life.
作为知识城市创新区,万科希望黄龙万科中心能够为城市带来新的活力,带来更多的服务、知识与经济资本,吸引创新产业、年轻企业家和梦想家,为新经济的发展提供创新的商务空间,并且整合产业、商业、娱乐与文化板块,引入丰富的体验支撑生活娱乐的各方各面,形成新的城市经济生态链,带动城市产业及空间的再升级。
As the innovative area of knowledgecity, Vanke hopes that Huanglong Vanke Center is able to vitalize the city,bring in more services, information, and economic capital, attract innovative industries, young entrepreneurs and dreamers, provide creative commercial spaces for the development of new economy, integrate industrial, commercial, recreational and cultural sectors, support every aspects of life and entertainment by giving rich experience, forming new ecological chain of city and economy, and prompt the redevelopment of urban industries and spaces.

杭州,不像上海这样的时尚之都,即使紧跟现代都市发展步伐,但却依旧保留着它极具传统意味的林园和山水。基于此,office ma 在杭州黄龙万科中心的公共空间设计上,运用源于中国丝绸的设计灵感,打造了“马赛克概念”的空间规划模式。
Hangzhou, one of the modern cities,unlike Shanghai, the fashion capital, still remains its traditional gardens and scenery with a rich history background. Based on that, office ma created a space planning mode named “Mosaic concept”, which inspired by Chinese silk, and then applied it to the public space design of Hangzhou Huanglong Vanke Center.

他们将黄龙万科中心划分成不同的区块进行重设计,如入口广场、中心广场、漫步街道等等,以不同的区块服务不同的人群,创造出足够有趣的空间,让人们总能感受到新鲜,使自然、文化和社会活动之间达成一种和谐。
They divided the whole center into different zones, such as the Gate Plaza, Central Plaza and Retail Street,to service diverse people. They also redesigned these areas in order to create intriguing and creative spaces for the public, achieving a harmony with nature,culture and activities.

他们将如同丝绸一般的肌理设计应用在了中心广场上,使中心广场的图案与中国画的元素结合,使办公楼中的上班族在抬头看到楼外的空地时会有一种传统与现代融合的感受。当人们看到这片建筑的时候便会觉得,这不就是杭州的一部分吗!以一种类似丝绸编织纹路的设计,将杭州这座城市的历史、文脉、以及空间肌理与黄龙万科中心有机融合,让它与整个城市相互和谐。
They utilize silk-weaving pattern todecorate the Central Plaza, and add some Chinese painting elements. When workers in the office building look outside, they may feel that the publicspace blurs the line between tradition and modern. This area seems to be a natural part of Hangzhou. The design idea of silk weaving knits Hangzhou’s history,culture and space together with Huanglong Vanke Center in harmony.
杭州是个具有悠久文化历史底蕴的大城市,同时,黄龙万科中心又是面向新经济、新知识的全新发展方向。在设计实践时,如何将新兴事物和传统融合在一起,这是个很有趣的过程。
Hangzhou features arich historical heritage and splendid cultures, and Huanglong Vanke Center satisfies the development demands of new economy and knowledge. The practical process of blending traditional parts with emerging ones is very interesting.
跟随新经济时代的开放性、包容性,黄龙万科中心与杭州原有城市的融合便是自然而然。KPF在建筑中众多出入口的设计,让人们可以随意出入,为人们提供一个舒适、亲密无间而又休憩感十足的空间。
In response to the openness and inclusiveness of the new economy age, Hangzhou spontaneously accepts Huanglong Vanke Centeras one of its components. KPF has planned multiple entrances in buildings togive people easy access to different zones, and provide comfortable, intimate,and relaxed places.

office ma 的 Aki Omi 表示,新兴企业和年轻消费群体代表着新市场和新生活方式,有时候我们会过度创造新事物,但想要强调“新”与“旧”之间的平衡在此次的设计中尤为重要。在考虑景观设计时,我们希望它能不受时间影响,不会过了三五年被淘汰,并且与城市格调一致。所以我们会了解当地的文化背景,展望其未来。在基于传统的基础上,进行创新,才能创造出不朽。
Aki Omi from office ma thinks that, “Emerging companies and young consumers represent new market and fresh life style. Sometimes we focus too much on creating something new, but what I want to stress is the balance between new and old. We hope our landscape design can be timeless and fit with the urban style, and will not be obsolete in several years. That’s why we research deeply in the local history and envision its fate. Tradition is a solid foundation for innovation and design with eternal values.”
“领域”的真正意义并非规范人的行为,而是激发使用者的想象力去该如何利用它。KPF规划了众多的公共空间,包括入口广场,中央广场,还有很多屋顶露台。我们希望这些空间可以是复合的,多功能的,希望这些空间能带来更加开放、和谐的空间体验,为城市带来活力,给城市带来更多的可能性。
The main value of an area is not to regulate people’s behaviors, but stimulate them to think its functions. KPF has planned a barrage of public spaces, including Gate Plaza, Central Plaza and many terraces. These places are designed to be multi-functional, open, and harmonious, in order to energize the city and unlock its potential.
比如中央广场,它可以在周末作为户外集市,也可以成为人才市场,或者组织技术发布会为中心里的企业服务,甚至可以在夜间举办音乐会,为城市带来不一样的艺术体验。
For Central Plaza, say, it can be the venue of outdoor bazaar or talent market in weekends, and provide services for companies to organize technology presentation. It is even able to hold a concert at night, providing unique art experience for the whole city.

同时,负责景观设计的office ma事务所也对中央广场进行了精心的设计,通过景观的开放与围合,创造出包容、绿色的空间体验。
Meanwhile, office ma elaborates the landscape design of Central Plaza, and creates inclusive and green spaces by utilizing open and enclosing features of landscape.
在黄龙万科中心,感受一种新的生活方式,参与各式各样的文化交流活动,体验新鲜有趣的业态模式,与创新的新型企业共同成长,为我们的城市提供一个更加包容、开放,更具知识文化、创新的场所,为城市带来更多可能。
Huanglong Vanke Center introduces people to a new lifestyle, a variety of cultural communicative activities, fresh and interesting business experience.
