Sales Report of 200 Retail Projects in 2016(Abbreviated Version)
Who is “iziRetail”
“iziRetail” means “Easy Your Retail”, a consulting firm dedicated to building high-quality retail platform for the industry.
Selection Standards
Of 300 projects we investigated, we selected 200 projects as our focus this time on selection standards of important cities & catchments, project influence, unique positioning and sales volume. We do not include those projects without accurate data or data difference is significant via different channels herein.
Continuous Improvement & Optimization
This is the third time that we conducted key projects’ survey and investigation. We spare no efforts to be consistent on project volume, opening time and statistical caliber. A mere methodology of project sales ranking is not recommended due to huge disparity between property volume, positioning and catchments.
Going forward, we will build an integrated rating system including but not limited to project accessibility, foot traffic, trade & brand mix, and customer satisfaction to reflect the project’s real influence in the industry.

Key Project Profile - Coverage
The report is a result of large-scale survey covering 200 retail projects in 54 cities in 2016. Including 109 Department Stores, 78 Shopping Malls, 12 Outlets, 1 Duty-free Store.
Project number-wise, department stores accounts for 54%; while sales-wise, shopping mall contributed to 45% of the total turnover, only 3% next to Dept. Store.
Upward Trend of Total Sales
Among projects which opened before 2015, we conduct some analysis of sales change (2015 vs. 2016).
Key Findings: total sales in 2016 reached RMB 390.3 billion, a 4.2% increase y-o-y. Each project generated RMB 2.04 billion on average.
1. The comparison above do not include 7 projects which opened between 2015 and 2016 and 2 projects without data access.
2. Sales data of SH ifc, SH iAPM and SH Raffles City is estimated.

Relevance of Sales Growth & Project Volume
We found out that projects with larger volume generally perform better against the competitive retail landscape while small projects are easier to be subject to sales decline.
48 Project with Sales Increase over10%
16 Projects with Sales Decrease over 10%
In 2016, projects with sales increase over 10% total 48, among which 65% of them opened after 2010.
16 projects’ sales dropped by more than 10%, and all of them are department stores. City tier-wise, most of them are traditional department stores in gateway cities.

Over the past few years, the industry has also experienced the exploration of E-Commerce, O2O, Commercial Innovation to regain its confidence. Meanwhile, new trade-mix, new retail mode and new brands have been booming ever since.
Along with new projects launched to the market, 2017 is getting even more competitive. Only those projects can differentiate themselves via thorough research, precise marketing and refined CRM.
In 2017, projects need to have a deeper understanding of “shopping experience”& “experimental shopping”. Projects also need to provide a healthier, morethoughtful service to customers through new technology, big data and optimized management.
