报告摘要：位于上海市中心的博华广场，是一座高达250米的国际精品甲级写字楼，配套建有6层生活时尚商业裙楼。该商业综合体项目总建筑面积约为183,000平方米， 尽享便利公共交通，以最高的品质要求和最高的可持续性标准设计建造，致力于为租户提供世界一流的工作环境，以及为周边社区提供生活便利。Hines于2013年8月2日，通过公开拍卖竞得了该地块。拍卖当时，该项目的地下部分已经在建设中。Hines由于对最初的设计有更高要求，且有计划打造一座全新办公大楼，因此，Hines与其聘请的建筑设计团队Gensler，景观设计团队Hassell以及其他顾问方通力合作，极大程度地改变了项目的原有设计，并在相邻地铁线路同时修建的巨大压力下成功打造出这一建筑精品。

博华广场于2018年2月竣工，是一个成功的以公共交通为导向的重大改造开发项目，在建筑指标、运营水准、可持续发展和客户服务方面均达到最高标准。截至2021年底，约98%的办公面积已出租，超过80%的商业裙楼也已出租。博华广场项目作为建筑设计和景观设计相得益彰的优秀实践典范，应用了颇具创新的设计与施工技术，彰显了开发商与其顾问方之间精诚合作的丰硕成果。

Report Summary: One Museum Place, located in the heart of downtown Shanghai, is a 250-meter-tall international premium grade A office tower with an attached six-story lifestyle retail pavilion. With a total gross floor area of about 183,000 square meters, this transit-oriented, mixed-use project was designed and built to the highest specifications of quality and sustainability, with a focus on providing a world-class work environment for tenants and amenities for the surrounding community. Hines won the site through a public auction conducted on August 2, 2013. At the time of the auction, the basement portion of the project was already under construction. Unsatisfied with the initial design and with a goal to build an all-office tower, Hines, working with its architect Gensler, landscape designer Hassell and other consultants, significantly altered the project’s design and proceeded to construct the building under tremendous time pressure as the adjacent subway line was being built at the same time.

Completed in February 2018, One Museum Place is a successful transit-oriented development involving significant remodeling, with highest standards in terms of building specifications, operation, sustainability, and customer service. By the end of 2021, 98 percent of the office tower and over 80 percent of the retail pavilion were leased. One Museum Place is a showcase of thoughtful architecture and landscape design, use of innovative design and construction technologies, and collaboration among the developer and its consultants.
