上海临港新侨新兴产业园即将完工 | gmp News

gmp·冯·格康,玛格及合伙人建筑师事务所执笔设计的上海临港新侨新兴产业园即将完工,项目位于浦东新区临港重装备产业区和物流园区内,项目由23栋高度创新的办公建筑组成,主要供初创和研发企业使用。

Shanghai Lingang New Overseas Emerging Industrial Park designed by gmp will be completed soon. This project is located in Lingang Heavy Equipment Industrial Zone and Logistics Park of Pudong District. It is a new complex of 23 highly innovative office buildings for start-up firms and R&D is under construction.

根据2016年上海市预制标准,所有建筑的预制率均需达到40%以上。而本项目采用了更高的标准:其中两栋高层建筑在钢筋混凝土核心筒剪力墙中配备速度型非线性流体粘滞阻尼器(速度型),以进一步减少现浇混凝土的使用。这两栋建筑的预制率分别达到47%和48%。另外还要有三栋高层建筑达到45%以上的预制率。同时,在整体设计和施工过程中进一步整合其他创新手段,如BIM技术、无线射频识别芯片管理技术(RFID),将项目打造为国内顶级创新施工技术示范工程。  
 According to the 2016 Prefabrication Standard of Shanghai, all buildings had to reach a prefabrication rate of over 40%. The project team decided to aim even higher: Two of the high rise buildings were equipped with nonlinear fluid viscous dampers (velocity type) in the sheer walls of the reinforced concrete cores in order to further reduce in-situ concrete application. These two buildings reach a prefabrication rate of 47 and 48%. Three more high-rise buildings also reach over 45%. With additional innovative practices such as BIM technology and chip management technology (RFID) over the whole design and construction process, this project is a model project for top innovative construction technology in China.

在2015年的设计竞赛中,gmp的设计概念展示了多种建筑类型的高密度布局。建筑用地呈矩形,面积为84000平米,地上总建筑面积为163000平米。一条开阔的绿轴沿对角方向穿越用地区,引导视线的同时也将周边建筑体量塑造为动态的三角形体。

The winning concept by gmp of the design competition held in 2015 shows a rather dense arrangement of various building types on a rectangular, 84,000 sqm plot with a total on ground GFA of 163,000 sqm. A spacious diagonal green axis cuts through the plot, guiding perspectives and shaping the adjacent building volumes into dynamic triangular forms.

角形的高层建筑位于绿轴起点附近,在新园区的主入口处形成开放的城市广场。大体量的高层建筑设有宽敞、高效的楼层空间,用于办公出租,而小体量的低层建筑则用于轻工业和单一租户。高低错落、形式多样的建筑沿对角绿轴精心布局,在建筑之间和城市绿地方向形成视线联系。

The angular shaped high-rise buildings placed off-set at the starting points of the green axis form open urban plazas at the new quarter’s main entrances. While the large volumes of the high-rise buildings feature spacious, efficient floor plates for rent-out office space, the smaller volumes of the low-rises are designed for light industry use and single tenants. The large variety of building heights and forms placed carefully along the diagonal green axis produces exiting view connections between the buildings and into the urban green spaces.

各建筑均包含两部分体量,体量之间通过竖向内凹的建筑间隙连接,表面覆盖玻璃层。主入口所在位置比相应位置高一层,而入口区则后退一至二层,形成了有遮盖的入口,使相应的建筑部位呈现出架空的状态,塑造出生动的屋面景观和天际线。底层入口区面朝入口广场或处于地块核心位置的对角轴绿色空间。

Each building consists of two volumes that are connected via glazed and set back vertical building gaps. The volume at which the main entrance is located is one floor taller than its corresponding building part, while the entrance zone is set back one or two stories to produce a covered entrance situation. These building parts thus appear to be raised, resulting in a vivid, lively roof landscape and skyline. On ground level, the entrance zones either open onto the entrance plazas or to the diagonal green space in the heart of the block.

天然石材幕墙,作为统一性元素,均采用竖向结构,以淡灰色花岗岩和深色玻璃形成鲜明对比。采用不同的立面图案和比例体现不同的建筑类型:高层建筑沿圆角处形成多彩的图案,一直延伸至建筑间隙处的玻璃面,低层建筑的立面采用之字形元素,并使用玻璃封闭,建筑砌块尺度均匀。低层建筑的三角形石材百叶元素清晰地烘托出矩形体量的尖角形体,而高层建筑宽度参差不一的石材和玻璃元素则弱化了尖角轮廓。项目将于2020年底前完工,为各类企业提供灵活的办公与科研空间。

As a unifying element, the natural stone curtain wall facades are all vertically structured and feature the same light grey granite in contrast with the dark glazing areas. The large variety of building types is highlighted by a differentiation in façade patterns and proportions: While at the high-rise buildings, the façades flow in an iridescent pattern around the rounded corners and into the fully glazed building gaps, the facades of the low-rises are arranged in a zig-zag of glazed and closed façade elements with evenly defined dimensions for each building block. The triangular stone louver elements of the low-rise buildings clearly define the sharp corners of the rectangular volumes, whereas the varying widths of the stone and glass elements of the high-rise buildings soften the outline of the angular forms. It will be completed by the end of 2020 and will accommodate flexible office and research space for a large variety of enterprises.
