21世纪，我国大城市都不可避免地要踏上城市再生之路。

本月地建师整理一部分具有高价值的相关案例，以供行业学习启发。

作为天津宝贵的工业记忆，天拖老厂区的转型和更新是提升区域城市品质的重大机遇，也是对重要工业遗产加以保护的成功实践。天拖老厂区可持续更新规划以公共资源的整体价值最大化为目的，在保护原有建筑及网格结构的基础上，通过对不同空间的利用组合，完成从过去到现在的转变，重新激发城市的活力，使天拖老厂区成为区域经济、社会发展的新引擎。

As a valuable industrial memory of Tianjin, the transformation and renewal of the Tractor Factory is a great opportunity to improve the quality of the regional city and a successful practice to protect important industrial heritage. The sustainable renewal plan of the old plant aims at maximizing the overall value of public resources and fulfil the transformation from the past style to a modern one on the basis of preserving the original construction and grid structure through the organization of different spaces, so as to re-inspires the vitality of the city makes it a new engine of regional economic and social development.

工业曾经造就城市的辉煌，是城市快速发展的主要动力。天津拖拉机制造厂、天津重型机械厂、天津机械厂以及天津动力机厂被誉为“四大天”，代表了新中国工业为天津赋予的强大生命力与发展年轮。在城市急速扩张的今天，这些已经深入城市中心区的老工业区的空间再造，需要结合规划、资本、运营、开发等多种思维，为城市老工业区探索城市迭代发展之路，实现城市的产业升级、空间重构发展、区域活力复兴。
Heavy industry has once created the glory of cities and become the main driving force for their rapid development. Tianjin Tractor Factory, together with Tianjin Heavy Machinery Factory, Tianjin Machinery Factory and Tianjin Power Machine Factory, has once been called "Four Major Factories in Tianjin", representing the strong vitality and rapid development given by new China idustries. With the rapid urban development nowadays, these factories, located in the city center, need to be renovated. Through planning, capital operation, business development and other multiple ways, we can explore the development roads for old industrial factories, to achieve the industry update, space reconstruction and revival of regional vitality in mordern cities.天津新中国工业的“四大天”分布图New China "Four Factories in Tianjin" Distribution

天拖老厂区位于天津市中心区西部的中环线与快速路之间。比邻天大南开老校区，除西侧的水西公园外周边区域均为20世纪70年代前的老旧社区，同时规划布局三个地铁站，占地1km²，是天津城市中心不可多得的稀缺型高综合价值土地资源。为天津西部城区提供新的产业发展空间，为周边老旧社区提供更好的城市生活环境。

Tianjin Tractor Factory is located in the west of Tianjin downtown area, covering an area of 1km². Close to Tianjin University and Nankai University, the west side is Shuixi Park, and the other areas are old communities before the 1970s. There are three subway stations nearby, which is a scarce high-value land resource in the city center of Tianjin. The urban regeneration of Tianjin Tractor Factory will provide new industrial development space in the western urban area of Tianjin and provide a better urban living environment for the surrounding old communities.

利用生态基础设施，建立海绵城市系统，削减地表径流峰值，提升城市水环境健康度。在核心风貌公建带配置光伏组件，厂区迭代发展的机遇对区域公共资源进行系统提升，结合三个地铁站点形成三个功能复合的高强度TOD节点，发展商业商务等高效产业用地，完善城市综合服务功能。

Use ecological infrastructure to establish a sponge city system, reduce peak surface runoff, and improve the health of the city's water environment. Configure photovoltaic modules in the public building belt of the core style, iterative development of the factory area to systematically upgrade the regional public resources, and combine three subway stations to form three high-intensity TOD nodes with compound functions. Develop commercial and other high-efficiency industrial land and improve the city’s comprehensive service functions.

重新建构形成新型混合社区，产业多元化，提高人们生活的便利性。随着社区内功能的丰富，社区由工业生产成功地转变为能够满足办公、居住、购物、娱乐等多种需要的混合社区。

Reconstruct and form a new type of mixed community to improve the convenience of people's lives with diversified industries. With the enrichment of functions in the community, the community has successfully transformed from industrial production into a mixed community of office, residence, shopping, and entertainment.

面对厂区转型时期的新需求，对建筑改造的首要任务便是对建筑的内部空间进行重新规划。在空间布局上，强调两条空间轴线，在保证有效利用空间资源的前提下，为不同区域安置了各自的公共服务建筑。

Faced with the transformation of the plant area, the primary task of building renovation is to re-plan the internal space of the building. In terms of spatial layout, on the premise of ensuring the effective use of space resources, different public service building were placed for different areas along the two spatial axes.

天拖厂区的功能定位为高端商业，在北侧的新建部分采用了比较成熟的“背靠背”模式的商铺进深，西侧沿主要下沉广场，北侧沿保阳道，东侧沿年丰路，形成U型围合式的城市界面，保证了沿原有保留路网的建筑贴线率。

The functional positioning of the updated Tianjin Tractor Factory is a high-end commercial area. The newly built part on the north side adopts a more mature 'back-to-back' modelof the store. The west side is along the main sinking square, the north side is along Baoyang Road, and the east side is along Nianfeng Road, forming a U-shaped enclosed urban interface, which ensures the building line rate along the original reserved road network.

天拖厂区中部分建筑的外墙则采用了U型玻璃，透光不透视，配合中央新风系统，使得视觉完整而又有朦胧美。

The outer wall of some buildings in the Tiantuo plant area uses U-shaped glass, which is transparent and non-permeable, and cooperates with the central fresh air system to make the vision complete and hazy.

天拖老厂区的改造形成有机更新，平衡“拆除与保护”这个两难的命题，在保留适合用作商业的厂房空间的基础上，增加了新的建筑。从整体城市设计布局的层面上，考虑了新老建筑的结合。

The transformation of the Tianjin Tractor Plant tookan organic way to balance 'demolition and protection'. On the basis ofretaining the factory space suitable for commercial use, new buildings havebeen added. From the perspective of the overall urban design layout, thecombination of new and old buildings is considered.

从1950年的工业动力生产到充满活力的城市记忆、从废弃的空间到城市身份的再认同、从旧的低密度“平纹”到可持续的城市肌理再融合。天拖老厂区在改造过程中，将设计思考由城市聚焦到人的行为活动上，更多的强调使用者与空间环境的舒适性。“人与事”的介入为厂区增加了更多的城市活力，由此实现天拖建筑物与空间的更新，让空间作为媒介，与新的城市生活形成互动。

From 1950 industrial powertrain to vibrant urban memory, from abandoned relics to upcycled urban identity, from old low dense 'flatscape' to sustainable urban density. During the transformation process of Tianjin Tractor Factory, the design focused on human behavior and the interaction between people and the space to add more urban vitality, thereby realizing the renewal of buildings and spaces, also making it interact with new urban life.
